Florence Square Granted Planning Permission

Feb 2, 2026

Planning permission has been granted for Florence Square, a major new mixed-use masterplan in the heart of the Leeds South Bank.

Phase 1 will deliver approximately 350,000 ft² of Grade A office space, with a further 500,000 ft² planned across residential, hotel, and commercial uses in Phase 2,  all set within a high-quality, people-focused public realm.

Woolgar Hunter is proud to have supported the project through the planning stage, providing structural input to help shape a robust, buildable and climate-resilient strategy. Our work addressed key challenges around wind loading on taller elements and flood risk, while balancing architectural ambition, buildability, and embodied-carbon efficiency to support long-term performance and adaptability.

The masterplan places strong emphasis on car-free public space, active travel, and landscape-led placemaking, creating a resilient and sustainable new commercial quarter that responds to both its historic context and future climate demands.

Well done to the entire project team on reaching this important milestone. We look forward to the scheme progressing to site.
