Woolgar Hunter engineered the development of a brownfield site, formerly occupied by the Albany Hotel in the city centre, to construct a new 14-storey, 305,000sq ft Grade A office building. The development includes a new double basement to house plant rooms, car & cycle parking and changing facilities.

The development has a reinforced concrete substructure with a stell frame superstructure of universal beams and plated girders acting compositely, with a concrete slab above laid on metal decking. A central reinforced concrete core provides stability and houses lifts and services, while 15.8m clear span floor plates provide highly flexible office spaces. Connectivity and resilience were a priority for the developer, and the building includes an onsite data centre, including two ‘meet-me’ rooms and a generator to allow it to maintain capacity self-sufficiently.
