We are proud to have delivered the structural design for Edmiston House—an ambitious £9M retail and events hub completed in July 2023 for Rangers Football Club. The project represents a landmark community facility in Govan, Glasgow, integrating retail, museum, café, and flexible event spaces that enhance the local area and enrich matchday experiences.
Initially appointed to assess the feasibility of retrofitting the original 1970s Edmiston House, we carried out detailed surveys and structural analysis. However, extensive corrosion, widespread asbestos, and an inflexible layout led us to recommend a new build. This allowed us to design a highly adaptable, energy-efficient structure tailored to the client’s long-term needs.

Engineering Excellence
Our engineering solution included a piled substructure with CFA piles rock-socketed into bedrock, accommodating significant vertical loads and complex ground conditions. The superstructure features long-span (19.9m) fabricated steel beams to create column-free internal spaces that maximise layout flexibility. Precast concrete floors and a carefully detailed steel frame with bracing and moment connections ensure robustness and resilience.
Sustainability was central to our approach. We achieved an embodied carbon figure of just 390 kgCO₂e/m²—outperforming industry targets—through material efficiency and futureproofing. The building incorporates a 428 m² photovoltaic array and rainwater harvesting system.
