Woolgar Hunter has been appointed as the civil and structural engineer on this proposed redevelopment of an urban site in Leeds, currently containing disused office building and hardstanding carpark areas. The new scheme consists of a new 19-storey luxury hotel and four new office buildings ranging from 9 to 12 stories with typical floor plates between 15,000 and 17,500 sq ft. Each block contains a combination of car parking, plant rooms and welfare/amenity spaces for the office users.

Engineering Excellence

An outline masterplan has been submitted to planners, detailing eventual plans for the overall development along with detailed plans for the hotel and first two office buildings. Conditions of the site pose a number of engineering challenges, being in Flood Zone 2, and a detailed Flood Risk Assessment and a range of flood mitigation measures will be carried out. Additionally, extensive wind analysis including CFD will be carried out to inform the design of wind mitigation measures. It is hoped the development will underpin the Holbeck regeneration project along with extensive residential development nearby.
