The HFD Group redeveloped this brownfield site, formerly home to The Albany Hotel, to create twin new sites on Bothwell and Waterloo Streets, at the heart of Glasgow’s financial district. Woolgar Hunter provided civil, structural and geo-environmental services on both sites, including on this building, providing 154,000 sq/ft of Grade A office accommodation which now serves as Morgan Stanley’s Glasgow office.

Engineering Excellence
The level site was excavated to form a new basement area to house plant rooms and car parking, with SuDS attenuation tanks below. The substructure was constructed of reinforced concrete with ‘plunge’ columns from the superstructure above taken through to piles. The use of the two materials allows us to exploit the more cellular basement area to locate additional concrete columns, minimising floor depths and thus excavation, whilst still achieving long span floor plates to upper office levels.
A long span steel beam solution was designed for the upper levels, allowing for the services and structural floor zone to be integrated into the structural depth. This produces an efficient design, reducing the overall building height while maximising useable floor space which in turn minimises building costs and maximises space and flexibility for the tenant.
